Buying a property is one of the biggest financial transactions you will undertake during your lifetime. It is very important that you get it right! This online course describes the process of buying a property through the eyes of a young family who are purchasing their first home. Topics covered in this course include:

  • the methods of purchasing property
  • the role of a conveyancer and the services a conveyancer can provide
  • the contract of sale including fittings, fixtures and special conditions
  • the Form 1 (formal statement by the vendor)
  • cooling off
  • title insurance, building and pest inspections & drug residues testing
  • finance
  • conveyancer tasks when acting for a purchaser
  • fees and costs
  • settlement
  • useful links and resources including a link to Find a Conveyancer Quoting Tool.

PRACTICAL SKILLS FOR CONVEYANCING CLERKS

The AICSA offers ten Practical Skills Training Courses face to face. These courses are particularly recommended for conveyancing clerks. We are pleased to advise that all ten courses will be offered online using Moodle our Learning Management System.

Practical Skills 1: Introduction to Interests and Dealings in Land

This course provides an introduction to real property and different interests and dealings in land that are recognised in South Australia.

You will learn about estates in land and the different interests in land that can be registered, including a mortgage, lease, encumbrance, easement, caveat and a lien.

Conveyancing is a process. Opening, managing and closing a client file is integral to this process. This course considers the steps a conveyancer must take when acting for a party to a conveyancing transaction, from opening through to closing a client file.

This course explains the law of contract and how it is relevant to the conveyancing process. The six essential elements of a contract are explained and how each of those elements are satisfied in a contract for the sale of land.

Practical Skills 9: Introduction to the Form 1

This course introduces students to the Form 1. This is a statement made pursuant to s. 7 of the Land and Business (Sale and Conveyancing) Act 1994 (SA). When a contract for the sale of land is made this form must be given by the vendor of land to the purchaser at least 10 clear days before settlement. This course examines the contents of the Form 1 and its relationship to the rights of the purchaser to cool off.
